They can cost very little and can add great value. They are designed to make your property stand out from the crowd and getting your sale from offer to completion as soon as possible.
We recommend that a Property Marketing Pack contains as many of the following documents as possible, but it is up to you to decide how much you want to provide :-
An index (i.e. a list of the contents of the Pack)
A sale statement (summarising terms of sale)
Agents details
Home Use Form
Fixtures and Fitting form
Gas Safety Certificate from
Electrical Wiring Certificate from
Evidence of title. Who owns the property?
Standard searches (i.e. local authority enquiries.)
Drainage and water search from
An Energy Performance Certificate from
Guarantees and warranties
Evidence of any remedial works
Copies of any Planning or Building Regulation Documents
A Home Condition Report
Lock out agreement/Contract of sale
Floor Plan (free with EPC)
Where appropriate, common hold information (including a copy of the common hold community statement)
Where appropriate, leasehold information (including a copy of the lease, information on service charges and insurance)
